In a condominium

✓ Last 3 minutes of the general assembly meetings

Sales mandate, let's talk about it

A mandate can be either simple or exclusive.

 

The duration of the sales mandate cannot exceed 2 years.

 

Simple Mandate
You can assign the sale to one or more real estate agents. You retain the option to sell your property yourself. The agent who completes the sale will receive the fees. You are not obligated to compensate the other agencies.

 

Exclusive Mandate
You assign the sale to a single real estate agent. You do not have the option to sell your property yourself. You are not required to compensate the agent if the sale does not occur.

 

Agency Fees
Our fees are the responsibility of the buyer:

For a simple mandate, they are 6% VAT included of the sale price.
For an exclusive mandate, they are 5% VAT included of the sale price.

 

It must include:

Identification of the parties

Complete contact details of the sellers and the real estate agency.

Property description

A detailed description of the property for sale, including its main features and any specific attributes.

Sale price

The agreed sale price for the property.

Agency fees

The fees that the agency will charge upon successful sale, typically expressed as a percentage of the sale price.

Duration of the mandate

The period during which the agency has the exclusive right to sell the property.

Agreement of the parties

The signatures of both parties, attesting to their agreement on the termination conditions, the obligations of the parties, and the terms of the mandate.
